Welcome to the Spot Cleaning Ltd website (www.spotcleaning.co.uk). The following are the terms and conditions that govern your use of this website and your booking of our cleaning services.
These terms and conditions constitute a legal agreement between you (the “Client”, meaning a website user, or the person, firm, or corporate body, together with any subsidiary or associated company, to whom the cleaning services are supplied) and the Company (referred to as “the Company”, “we”, “us”, “our”, or “Spot Cleaning”), meaning Spot Cleaning Ltd, registered in England and Wales, company number 17336315, registered office at 71-75 Shelton Street, Covent Garden, London, WC2H 9JQ.
Please read this agreement carefully. If you do not agree to these terms, please do not use this website or book our services.
Website Ownership
This website, www.spotcleaning.co.uk, and all content on it — including text, images, logos, graphics, and its overall design — is owned by, or licensed to, Spot Cleaning Ltd and is protected by UK copyright, trademark, and other intellectual property laws.
You may view, download, and print pages from this website for your own personal, non-commercial use only. You must not modify, copy, reproduce, republish, distribute, or use any part of this website for any commercial purpose without our prior written consent.
The “Spot Cleaning” name and logo are the property of Spot Cleaning Ltd and may not be used without our permission.
While we take reasonable care to keep the information on this website accurate and up to date, we do not guarantee that the website will always be available, error-free, or uninterrupted, and we accept no liability for any loss arising from reliance on its content.
Definitions
“The Company” – means Spot Cleaning Ltd, and/or any franchisee trading under a franchise agreement with Spot Cleaning Ltd.
“Cleaner” – means the person or firm carrying out cleaning services on behalf of the Company.
“Client” – means the person, firm, or corporate body, together with any subsidiary or associated company as defined by the Companies Act 2006, to whom the cleaning services are supplied by the Company.
“Service” – means the cleaning services carried out on behalf of the Company.
“Cleaning Visit” – means the visit to the Client's service address by the Cleaner in order to carry out the Service.
“Verified Clean Report” – means the branded photographic before/after report provided to the Client by Spot Cleaning following completion of a Service.
Contract
2.1. These Terms and Conditions represent a contract between Spot Cleaning Ltd and the Client.
2.2. The Client agrees that any use of the Company's services, including placing an order for services by telephone, email, or via website or booking link, shall constitute the Client's acceptance of these Terms and Conditions.
2.3. Unless otherwise agreed in writing, these Terms and Conditions shall prevail over any other terms of business or purchase conditions put forward by the Client.
2.4. No variation or alteration of these Terms and Conditions shall be valid unless approved in writing by a director of the Company.
2.5. The Company operates a minimum charge of 2 hours per Cleaning Visit.
Cleaning Services
Standard Regular Cleaning
Our Standard Regular clean is a recurring service, available on a weekly or fortnightly basis, designed to keep your home consistently clean and well maintained, rather than to restore a neglected property to a “like new” standard.
A typical Standard Regular Cleaning Visit includes dusting of all accessible surfaces (including windowsills), vacuuming of carpets and floors, mopping of hard flooring, wiping the external surfaces of kitchen appliances, cleaning of the bathroom (including the sink, toilet, and bath/shower), emptying of bins where needed, and general tidying.
The exact tasks carried out during a visit may be adjusted to reflect the scope agreed with the Client at the time of booking, and the property photographs provided as part of that booking. There is no minimum contract term for the Standard Regular service, and the Client may reschedule or cancel a visit in accordance with the cancellation policy set out below.
Standard One-Off and Deep Cleaning
Our Standard One-Off clean is a single visit covering the same core tasks as our regular service — dusting, vacuuming, mopping, wiping external surfaces of kitchen appliances, basic bathroom cleaning, and bin emptying — and is intended for a general one-time clean rather than restoring a heavily soiled or neglected property.
Our Deep Cleaning service goes further, and typically includes everything covered in a Standard clean plus interior cleaning of appliances, limescale removal, more thorough bathroom cleaning, window cleaning, and the moving of furniture where reasonably possible to clean behind or underneath it. Deep Cleaning is recommended for move-in/move-out cleans, post-renovation cleans, or properties that have not been professionally cleaned for some time.
The number of hours quoted for a Standard One-Off or Deep Clean is an estimate based on the size and condition of the Property, informed by the photographs and information provided by the Client at the time of booking. Where the actual time required on the day materially exceeds the estimate due to the condition of the Property, the Cleaner or the Company will contact the Client before continuing work beyond the quoted hours, so the Client can approve any additional charge.
End of Tenancy Cleaning
Our End of Tenancy clean is a detailed clean of the property, covering the kitchen, bathroom, and accessible storage areas, with the exact scope confirmed with the Client before the Cleaning Visit takes place.
Carpet cleaning is not included within our Standard, Deep, or End of Tenancy cleaning services and must be booked separately if required.
For the best results, the Client should ensure the Property is empty of personal belongings and rubbish before the Cleaning Visit, and that access is arranged in accordance with the Access and Keys section below. If the Client is not satisfied with the standard of the clean, they should contact us within 48 hours of the Cleaning Visit so that we can arrange a re-clean under our 48-hour re-clean guarantee.
Airbnb Cleaning
We treat Airbnb turnaround cleans as a bespoke service: rather than a fixed rate, each Host receives a quote tailored to their property, taking into account its size, the gap available between one guest leaving and the next arriving, and whether linen changes or restocking of consumables are required. To get started, Hosts should message us on WhatsApp, and we'll work out pricing and set up a recurring cleaning schedule from there.
Turnarounds are often tied to a fixed guest check-in time, so if timing is critical for a booking, the Host must tell us the deadline when the booking is made. We'll do everything reasonably possible to have the property ready by that time, but we can't promise it in every case — particularly if the outgoing guest checks out late and delays our access. Hosts who need certainty around timing should agree a buffer period with us in advance of the clean.
Commercial Cleaning
We provide commercial cleaning for offices and other business premises, tailored to the needs of each workplace. As requirements vary considerably between businesses, we agree a scope and quote with each commercial Client individually, based on factors such as the size of the premises, the frequency of cleaning required, and whether cleaning is to take place during or outside normal working hours.
Commercial cleaning may be booked as a one-off visit or on a recurring schedule (for example, weekly). As with our other services, we do not require Clients to sign up to long-term contracts, and a commercial Client may reschedule or cancel a visit in line with the cancellation policy set out below.
Where cleaning is to take place outside normal business hours, or where our staff require keys, alarm codes, or other means of access to the premises, this will be arranged in accordance with the Access and Keys section of these Terms.
Additional Services
In addition to our core cleaning services, we offer a range of optional extras that Clients may add to a booking or, in some cases, book as a standalone service. These currently include (among others) carpet cleaning, inside-oven and inside-fridge cleaning, patio door cleaning, ironing, laundry, sofa cleaning, and cleaning of outbuildings such as garden gyms, salons, or summer houses, which are quoted individually given how much they vary.
Additional services are charged separately from the core cleaning service and are priced in accordance with our current rate card, as published on our website or provided on request. Unless expressly included in the scope agreed at booking, additional services — including carpet cleaning — do not form part of our Standard, Deep, or End of Tenancy cleans and must be requested and confirmed in advance.
Pricing
All prices we quote are in pounds sterling (£) and assume the Client will provide access to standard cleaning equipment and products at the Property (such as a vacuum cleaner, mop, and general cleaning supplies), unless otherwise agreed. Once a booking is made, we'll confirm the price in writing — by email, WhatsApp, or through our booking system — before the Cleaning Visit takes place.
Where the Client would like the Cleaner to bring their own cleaning equipment, an additional charge of £7.99 will apply. Where the Cleaner uses their own cleaning chemicals/products, an additional charge of £1.99 per hour will apply. Any such charges will be confirmed with the Client before the Cleaning Visit takes place.
We may revise our general pricing from time to time, but any such change will only apply to bookings made after the change takes effect, and will never alter the price of a Service you've already booked and had confirmed.
Property Condition
Our quotes assume the Property is in a normal, reasonably maintained condition, achievable within the estimated hours. Where a Property has not been cleaned for some time and has heavy limescale, mould, grease, or ingrained dirt, extra time and effort will be needed — please flag this to us at booking, ideally with photos, so we can confirm whether we're able to help and adjust the quote accordingly.
If our Cleaner arrives and finds the Property in a significantly worse condition than described at booking, we may charge an additional fee to reflect the extra work involved, or decline to carry out the clean. We also reserve the right to cancel a booking, subject to a £50 cancellation fee, where we consider the Property to be outside our capabilities or a health and safety risk to our staff (including situations covered by our biohazard exclusion). In either case, we will contact the Client by phone and confirm the outcome in writing by email.
Access and Keys
The Client is responsible for ensuring the Cleaner can access the Property at the agreed time — whether by being present, arranging for someone else to be present, or providing a key, entry code, or key safe. Access arrangements should be confirmed with us in advance of the Cleaning Visit.
If the Cleaner cannot gain access at the agreed time through no fault of the Company, this may be treated as a late cancellation by the Client and charged accordingly.
Where the Client gives us or our Cleaner a key, key safe code, alarm code, or other means of access, we will take reasonable care of it and treat it as confidential. It will not be shared with anyone other than the Cleaner assigned to the booking, and will be securely returned or disposed of once no longer needed, unless the Client asks us to retain it for future recurring visits.
Cancellation and Rescheduling
For Standard Regular and Standard One-Off cleans, the Client may cancel or reschedule a Cleaning Visit free of charge with at least 24 hours' notice. Where less than 24 hours' notice is given, a fee of 50% of the booking price will apply.
For Deep Cleans, End of Tenancy cleans, and Airbnb turnarounds, the Client may cancel or reschedule free of charge with at least 48 hours' notice. Where less than 48 hours' notice is given, a fee of 50% of the booking price will apply, as these bookings are significantly harder for us to reschedule at short notice.
Cancellations and rescheduling requests must be made in writing, by email or WhatsApp, so that we have a clear record of the request and its timing.
As set out under Access and Keys, if the Cleaner is unable to gain access to the Property at the agreed time through no fault of the Company, this will be treated as a late cancellation and charged in line with the notice periods above.
The Company reserves the right to reschedule a booking in the event of Cleaner illness or other unforeseen circumstances, and will give the Client as much notice as possible together with an alternative appointment time at no additional charge.
Right to Cancel (Consumer Cooling-Off Period)
If you are booking as a consumer — that is, for personal or household purposes rather than as a business — you have a legal right under the Consumer Contracts Regulations 2013 to cancel your booking within 14 days of confirming it, without giving a reason.
Because most of our bookings take place well within that 14-day period, by confirming your booking you are expressly asking us to begin providing the Service before the 14 days end. This means:
if you cancel before the Service has started, you'll receive a full refund;
if you cancel after the Service has started but before it's finished, you'll be charged for the proportion of the Service already carried out, and any remaining amount you've paid will be refunded.
This cancellation right does not apply once a Service has been fully carried out, or to bookings made by businesses or in the course of a trade.
Payment
Payment for all bookings is due in advance, before the Cleaning Visit takes place, by bank transfer or cash. Our bank details are provided at the time of booking. A Cleaning Visit will only be confirmed once full payment has been received.
For commercial Clients or recurring bookings, we may agree an alternative payment arrangement, such as invoicing, in writing.
If payment is not received in advance of the Cleaning Visit, we reserve the right to cancel or postpone the booking until payment has been received.
Any additional charges arising during or after a Cleaning Visit (for example, under the Property Condition, Equipment, or Cancellation sections above) will be invoiced separately and are due within 7 days of the invoice date, unless otherwise agreed.
Client Responsibilities
To help us do a great job safely, we ask that the Client:
gives us accurate, up-to-date information about the Property at the time of booking, including the photographs referred to in these Terms, so we can plan the right approach and bring the right equipment;
makes sure our Cleaner can safely access the Property, with working water and electricity where needed;
puts away or secures any cash, jewellery, important documents, or other valuable or irreplaceable items before the visit, as we can't take responsibility for items left out during the clean;
lets us know in advance if there are any pets at home, so we can keep both the Cleaner and your pet comfortable and safe;
lets us know about anything that might need special care or fall outside our scope — for example, structural issues, exposed wiring, or biohazards such as blood, bodily fluids, or human/animal waste. For everyone's safety, our team isn't able to clean these, but we're always happy to talk through the best way forward; and
treats our Cleaners with the same courtesy we ask them to bring to your home — a safe, respectful environment for everyone.
If any of the above isn't in place and it affects our ability to safely or fully carry out the Service, we may need to adjust the scope of the visit, apply an additional charge, or in some cases decline to proceed, as set out under Property Condition above.
Liability, Damage & Insurance
We're proud to say Spot Cleaning is fully insured. We hold Public Liability Insurance and, as an employer, Employers' Liability Insurance, so you can book with confidence — these cover accidental damage to your property or injury caused by a Cleaner in the course of their work, subject always to the terms and limits of the policies. A copy of our current insurance certificate is available on request.
If anything is damaged during a visit, please let us know within 24 hours so we can look into it properly. We're always happy to help sort things out — it just gets harder for us to confirm a claim relates to our visit, rather than pre-existing wear or something that happened afterwards, the longer it's left.
Our liability for any claim is limited to the value of the Service it relates to, except where the law doesn't allow us to limit our liability — for example, in cases of death or personal injury caused by our negligence.
Complaints and Re-Clean Guarantee
We want you to be happy with every Cleaning Visit. If you're not satisfied with the standard of a clean, please contact us within 48 hours of the Service being completed, letting us know which areas fell short, ideally with photos.
Where we agree the standard fell short of what was agreed at booking, we will arrange a re-clean of the affected areas free of charge, under our 48-hour re-clean guarantee. This is our primary way of putting things right, and we're not usually able to offer a refund without first being given the chance to carry out a re-clean.
Complaints raised after the 48-hour window, or relating to tasks outside the agreed scope of the Service, or to pre-existing conditions of the Property, will still be looked into on a case-by-case basis, but may not qualify for a free re-clean.

Your Statutory Rights
Nothing in these Terms and Conditions affects your statutory rights as a consumer, including your right under the Consumer Rights Act 2015 to have a service carried out with reasonable care and skill. If we fall short of this standard, you may be entitled to a repeat performance or a price reduction, in addition to the remedies set out under Complaints and Re-Clean Guarantee above.
Photographs and Marketing
As part of the Service, we may take photographs of the Property before and after cleaning, including for our Verified Clean Report. We may also, with your consent, use anonymised images that do not show any person, personal belongings, or identifying details of the Property for our own marketing, in line with our Privacy Policy. If you'd rather your Property wasn't used in this way, just let us know at the time of booking.
Data Protection
Any personal data you provide to us in connection with a booking is handled in accordance with our Privacy Policy, available on our website, which explains what we collect, how we use it, and your rights. By booking with us, you agree to our processing of your data as set out there.
Events Outside Our Control
There may be times when we're unable to carry out a Service because of something beyond our reasonable control — for example, severe weather, transport disruption, or restrictions imposed by the government. In these situations, we won't be held responsible for the delay or cancellation, but wherever possible, we'll offer you a new appointment at no extra cost.
General
If any part of these Terms and Conditions is found to be invalid or unenforceable, the remaining provisions will continue in full force and effect.
Our failure to enforce any part of these Terms at any time does not waive our right to do so later.
The Client may not transfer the benefit of a booking to another party without our prior written consent. We may use subcontractors or franchisees to carry out the Service.
These Terms and Conditions, together with our Privacy Policy and any written booking confirmation, form the entire agreement between the Client and the Company in relation to the Service, and replace any prior discussions or agreements on the same subject.
We may update these Terms and Conditions from time to time. The version in force at the time you make a booking will apply to that booking.
Governing Law and Jurisdiction
These Terms and Conditions are governed by the laws of England and Wales. Any disputes arising from these Terms or our Services will be subject to the exclusive jurisdiction of the courts of England and Wales.
